Boise home sellers adjust prices facing highest fall inventory levels

Price reductions swept through 41.2% of Boise metro listings during the week ending Nov. 7, 2025, as active inventory climbed to 3,335 homes and created a 2.4-month supply in the Idaho capital’s housing market.

The surge in seller pricing adjustments coincided with 363 homes leaving the market through absorption, while 248 new properties entered the active pool. Despite the inventory accumulation, Boise’s median list price held at $568,900, maintaining a slight premium over Idaho’s statewide median of $565,990.

Inventory and pace

Boise’s housing stock reached 3,335 active listings, translating to 2.4 months of supply based on current absorption rates. The metro absorbed 363 homes during the week while adding 248 fresh listings to the market.

Properties moved at a 63-day median pace, substantially faster than Idaho’s 84-day statewide median and the national benchmark of 77 days. The accelerated turnover rate persisted even as 10.1% of listings cycled back onto the market after previous removal.

Pricing

The median asking price in Boise City-Nampa reached $568,900, with homes commanding $278.7 per square foot. While 41.2% of sellers reduced their prices during the week, another 4% raised their asking prices, creating a dynamic pricing environment.

The widespread price adjustments reflected strategic positioning rather than distress, as Boise’s per-square-foot pricing maintained a $6.3 premium over Idaho’s $272.4 average and exceeded the national figure of $212.3 by more than 31%.

How it compares

Boise’s 2.4-month inventory level ran tighter than both Idaho’s 2.4-month supply and the national 2.5-month average. The metro’s 63-day selling pace outperformed state and national benchmarks by 21 and 14 days respectively.

At $568,900, Boise’s median price exceeded the national median of $432,980 by 31.4%, while its $278.7 per-square-foot metric surpassed the U.S. average by $66.4.
